Asked Questions

How do I set up a showing?

Please email us at info@jmarkproperties.com or call 817-675- 4976 to set up a time to see one of our properties. When setting up a showing, we will schedule it at least 24 hours in advance as to not inconvenience our current tenants. Also, we ask that all members of your group be present at the time of the showing.

We saw the house and love it. What happens next?

If you are ready to move forward with leasing the property, you will go through the following steps:

    1.  Each person will need to fill out an Application for Rental. This is completed online. Please click the "Apply Now" button on              our home page.  There is a $50 application fee which is paid when applying.
    2.  Once all of your Applications have been received and approved (approval normally takes only a few hours), we will email
          your group a copy of the lease agreement. Your group will then need to set up a time to meet with us to sign the lease.
    3.  At the time the lease is signed, each person must also put down a security deposit. The security deposit amount is normally
          one month’s rent.
    4.  Once the lease has been signed and all of the security deposits have been paid, then the house is yours!


How quickly do I need to sign a lease?

Leasing our properties can move very quickly.  Once your group has submitted your Applications for Rental, we will only hold the property for you for 24 hours.  If a lease has not been signed by then, it is possible that another group could take your desired property. 


Do I need a Lease Guarantor?

If you have no rental history, we prefer you to have a Lease Guarantor.  This is normally a parent who signs the form stating that if you don’t pay, they will.  This can be scanned in and emailed back to us.  We prefer this to be completed at the time a lease is signed.  


One member of our group is studying abroad. Can they still be on the lease? 

Yes. Normally when a member of the group is studying abroad, we will ask a parent to sign the lease for them and pay that group member’s deposit.  The lease can be scanned and emailed, and the check can be mailed. 


How much do utilities normally run for your properties?

Utility amounts will vary by house and by usage and rates.  The only required utilities are Water and Electricity.  Normally Water and Electricity will cost a tenant an additional $50 per month.  All utilities are set up and paid for by the tenants. 


We signed a lease. Now what?

We will contact you a month before your move in date with information to help with your move in.  We will also schedule a time for you to come and pick up your keys.  Only one person needs to be present to pick up the keys.
